HOME SALE PROCEEDS

If I Sell My House, How Much Will I Make?

Start with your expected selling price, then subtract your mortgage payoff and estimated selling expenses. The amount left is an estimate of your potential proceeds—not a guaranteed amount.

Not sure what selling price to use?

Your proceeds calculation is only as useful as the selling-price assumption behind it. Start by researching your property's estimated value, nearby comparable properties and current market context.

What gets subtracted from a home sale?

Potential deductions can include the mortgage payoff, selling or marketing expenses, closing-related costs, buyer concessions, repairs or preparation, and other property-specific expenses. The actual amounts depend on your transaction and selling method.

Mortgage payoff is not always the same as your current balance

For planning, you can enter your current mortgage balance. Before a sale closes, obtain an actual payoff amount from the lender because interest, fees or other adjustments can make it different from the balance shown on a statement.

Selling costs depend on how you sell

There is no single selling-cost percentage that applies to every homeowner. Representation, marketing, closing arrangements, concessions and other expenses can vary. The calculator lets you change the percentage so you can compare scenarios rather than assume one fixed cost.

What if I do not know my home's value?

Research the property first. An automated estimate can provide a starting point, while comparable properties and current market information provide context. The final selling price can still differ because of condition, competition, presentation, timing, demand and negotiation.

Home sale proceeds questions

How do I calculate how much I will make selling my house?

Start with the expected selling price and subtract the mortgage payoff plus estimated selling expenses, repairs, concessions and other transaction costs. Use the result as a planning estimate because the final numbers can change.

Is home equity the same as what I will receive at closing?

Not necessarily. Equity is generally the difference between property value and debt secured by the property. Actual sale proceeds also reflect selling and closing expenses and the final negotiated sale price.

What selling price should I enter in the calculator?

Use a reasonable research-based estimate rather than an aspirational asking price. Review your estimated home value, relevant comparable properties and current market conditions first.

Can I compare different ways of selling my house?

Yes. Change the estimated selling-cost percentage and other costs to compare scenarios. The calculator does not assume that one selling method or cost structure applies to every homeowner.
